Costs, fees, and lease terms

Lease terms

Lease term is 12 months. Owner pays for water, garbage collection, and lawn service. Renter is responsible for gas, electric, snow removal, and keeping the property clean and in good condition. No smoking is allowed inside the house. Up to three pets total are permitted, subject to owner approval and a non-refundable pet fee of $250 for one pet, $400 for two pets, or $500 for three pets. A security deposit equal to one month's rent will be collected when the final lease agreement is signed. The security deposit may be used to cover unpaid rent, unpaid utilities or fees, cleaning costs, or damage caused by pets, guests, or misuse beyond ordinary wear and tear. Renter is responsible for any additional costs or damages not covered by the security deposit. The security deposit, less any lawful deductions, will be returned to the renter after move-out, provided the renter has vacated the property, returned all keys, paid all amounts due, and left the property in clean and undamaged condition, except for ordinary wear and tear. Any deductions from the security deposit will be documented and handled in accordance with applicable law. Renter must comply with all local ordinances. All terms are subject to the final signed lease agreement.
