-Trash Service: Landlord covers the cost of trash removal. -Utilities & Yard Maintenance: Tenant is responsible for all utilities, including water, electricity, and internet, as well as the upkeep and maintenance of the front and backyard. -Pet Policy: No pets are permitted inside or outside the property. No exceptions. -Smoking Policy: Smoking is strictly prohibited inside the property. -Lease Duration: This lease is for a fixed term of six (6) months or one (1) year. If the tenant does not intend to renew, a written notice must be provided at least 30 days prior to the lease expiration date. -Early Termination: If the tenant terminates the lease before the end of any term (six months or twelve months), they are responsible for paying rent for all remaining months of the lease. -Sale of Property Early Termination If the landlord enters into a binding contract to sell the property, the landlord may terminate this lease by giving the tenant at least thirty (30) days' written notice to vacate. Any prepaid rent for periods after move-out will be refunded.
