Smoking No smoking is permitted anywhere inside the unit or on balconies/patios. Pets No pets allowed. Maintenance & Condition Tenant agrees to keep the unit clean and in good condition. Tenant must promptly report maintenance issues. Tenant is responsible for damages caused by negligence, misuse, or failure to report issues in a timely manner. Alterations No alterations, painting, mounting, or modifications without prior written consent. Any approved changes must be restored to original condition upon move-out unless otherwise agreed. Parking Parking must comply with HOA rules. Guests Guests staying more than 14 consecutive days or 30 days within a 12 month period require prior written approval. Insurance Renter's insurance is required and must be maintained throughout the lease term. Illegal Activity No illegal activity is permitted on the premises. Lease Violations Violation of lease terms or HOA rules may result in notices, fines, or termination of tenancy in accordance with Arizona law.
