2. Rent Tenant agrees to pay $1,458.00 per month, due on the 1st day of each month, payable to: Landlord Name or Property Management Company Late Fee: $50.00 if rent is not received by the 5th of the month. Utilities and Services Tenant is responsible for paying all utilities and services associated with the property, including but not limited to: Electricity Water and Sewer Trash Internet/Wi-Fi Cable or Streaming Services (if applicable) Tenant agrees to open utility accounts in their name and maintain continuous service during the lease term. 5. Occupants The premises shall be occupied by no more than 4 adults and 5 total if one is a child under age 12 without prior written consent of the Landlord. 6. Use of Property Property shall be used for residential purposes only. No smoking is permitted inside the home. No pets allowed unless approved in writing. 7. Maintenance and Repairs Tenant is responsible for general cleanliness and routine upkeep. Landlord shall be responsible for structural repairs and maintenance of major systems (HVAC, plumbing, etc.).Tenant is responsible for the cost of plumbing repairs caused by tenant misuse or neglect, including but not limited to: Clogged toilets, sinks, or drains due to improper disposal (e.g., grease, food, hair, hygiene products, wipes even if labeled "flushable") Foreign objects in garbage disposal or toilet. Leaks or water damage resulting from tenant's failure to promptly report issues Tenant must promptly report any issues to the Landlord. 8. Entry Landlord may enter the premises with 12 hours' notice for inspections, repairs, or to show to prospective tenants or buyers. 9. Termination Tenant must give at least 30 days' written notice prior to move-out. If Tenant breaks the lease early, they may be responsible for rent until a new tenant is found or the lease ends. 10. Governing Law This lease is governed by the laws of the State of Florida.
