Lease terms

12-month lease. Rent is $2,250/month with a $2,250 security deposit. Available August 1, 2026. Tenant is responsible for utilities, including gas, water, electricity, and internet. Trash and recycling provided by landlord. Renter's insurance is required. No smoking. Dogs allowed with approval, up to 2 dogs. Pet rent is $50/month per dog, plus a $300 pet deposit. The home has a large doggy door already installed. Assistance animals are reviewed separately from pets in accordance with applicable law. Tenant is responsible for ongoing yard care, including watering and mowing the lawn, watering plants and trees, and maintaining the yard in good condition. Each adult applicant 18+ must submit an application through Zillow and complete Zillow's screening process. Zillow may charge applicants directly for credit/background screening. Owner does not charge a separate application fee. Applicants may also be asked to provide income verification, rental history, and landlord contact information. Background, credit, eviction, income, and rental history screening required. Applicants are reviewed according to written rental criteria and applicable law. Applicants should be prepared to show verifiable gross income of at least 3.5x monthly rent, a 650+ credit score, excellent rental payment history, and contact information for their current landlord. Prior eviction history, bankruptcy, collections, and outstanding debts may be considered as part of the application review, subject to applicable law.
