Lease terms

Community Rules: Strictly no smoking and no parties or large events. Move-In Costs: First month's rent and a security deposit due at signing. Please note: The security deposit cannot be applied toward the last month's rent. Lease Duration & Occupancy: Minimum 1-year lease. No subleasing, Airbnb, or short-term rental hosting is allowed. All adult occupants over the age of 18 must submit a separate application and be explicitly listed on the lease. Application: Application, credit, and background screening fees are charged and processed directly by a third-party service. Utilities: Renter is responsible for all utilities, including electricity (SCE), gas, internet, and water/trash/sewer through the Ontario Municipal Utilities Company. Renter is also responsible for any HOA penalties incurred during the lease term. Property Maintenance: Renters are required to maintain and care for the front, back, and side yard landscaping. The home including all appliances and yards must be returned in the same clean, well-maintained condition as it was received at move-in, except for ordinary wear and tear.
