Lease terms

**Lease Terms** Monthly rent is 4,450**. The preferred lease term is **12 months although longer-term leases may be considered. Approved tenants who sign the lease and move in before **August 1, 2026 may occupy the property rent-free for the remaining days of July 2026. Regular monthly rent begins on **August 1, 2026**. A refundable security deposit of 4,450** is required before move-in. Each adult occupant must complete an application, provide valid identification, authorize screening, and meet the landlord's income, credit, rental-history, and background criteria. Tenants are responsible for all utilities, including electricity, gas, water, sewer, trash, internet, and cable, unless otherwise stated in the final lease agreement. Pets may be considered with prior written approval. Additional pet deposits, pet fees, and monthly pet rent may apply. Unauthorized pets are not permitted. Assistance animals will be handled in accordance with applicable law. Smoking and vaping are not permitted inside the property. Tenants must maintain the home in clean condition, promptly report needed repairs, and comply with all homeowners' association rules, neighborhood restrictions, and applicable laws. Rent is due on the first day of each month. Late fees, returned-payment charges, maintenance responsibilities, renewal terms, early-termination conditions, and other requirements will be stated in the written lease agreement. The property may not be subleased, used for short-term rentals, or occupied by persons not listed on the lease without the landlord's prior written consent. All lease terms are subject to final application approval and execution of the written residential lease agreement.
