Lease Term: 12 months (August 1, 2026 July 31, 2027) Monthly Rent: $2,500, due on the 1st of each month Security Deposit: $2,500 Application: Applicants must meet standard screening requirements. Rent Payments: Online payments through Avail are preferred, with other payment methods accepted. Smoking: This is a smoke-free property. Smoking and vaping of tobacco or marijuana are prohibited inside the home and on the property. Pets: No pets without prior written approval from the landlord. Service and assistance animals are accommodated in accordance with applicable law. Renters Insurance: Required within 14 days of move-in. Utilities: Tenant is responsible for all separately metered utilities, including electricity, gas, water, internet, cable, and other applicable services. Maintenance: Tenants are expected to keep the home clean, promptly report maintenance issues, and return the property in good condition, excluding normal wear and tear. Move-In: A completed move-in inspection checklist is required within 72 hours of occupancy. Occupancy: The home is for residential use only. Unauthorized occupants, subletting, or short-term rentals (such as Airbnb or VRBO) are not permitted without written approval.
