Lease terms

Lease Term Six Months Period Rent Monthly Rent: $ 1,650 Rent is due on the 1st day of each month. Rent shall be paid by: Zelle Security Deposit Security Deposit: $ 1,200 The security deposit will be handled in accordance with California law and may be used only for lawful purposes, such as unpaid rent, cleaning beyond ordinary wear and tear, or repair of tenant-caused damage. Included in Rent The monthly rent includes: Electricity Water Gas (if applicable) Trash service High-speed internet Appliances and Furnishings The following are provided: Refrigerator Induction cooktop Microwave Washer and dryer Murphy bed with full size mattress Dresser Full length mirror with storage Two storage cabinets small table and 2 chairs curtains, drapes, hangars, 25ft extension cord, Tenant agrees to use all appliances properly and promptly report maintenance issues. Occupancy Maximum occupancy is two (2) adults. Only individuals named on this lease may occupy the premises. Subleasing or assignment is prohibited without the Landlord's prior written consent. Parking One on-site parking space (if assigned) and street parking are available, subject to local parking regulations. Quiet Enjoyment To maintain a peaceful environment: Quiet hours are from 10:00 p.m. until 7:00 a.m. No parties or excessive noise. Tenant shall not disturb neighbors or other occupants. Smoking Smoking or vaping is prohibited inside the studio and anywhere on the property unless expressly permitted in writing by the Landlord. No weed or illegal drugs are permitted. Pets No pets are allowed without prior written approval from the Landlord. Approved pets may require an additional deposit if allowed by applicable law. Maintenance Tenant agrees to: Keep the premises clean and sanitary. Promptly notify Landlord of needed repairs. If any repairs are required due to tenant misuse of the property, the tenant is responsible for the cost of those repairs. Dispose of trash properly. Be responsible for damage caused by Tenant or guests beyond normal wear and tear. Alterations Tenant shall not paint, remodel, install fixtures, mount televisions, or make alterations without written permission. Guests No overnight guests are allowed unless special circumstances are present and Landlord is notified in advance. Entry Landlord may enter the premises as permitted under California law, including for repairs, inspections, emergencies, or to show the property, after providing any required notice unless an emergency exists. Illegal Activity Illegal activity is strictly prohibited and constitutes a material breach of this Agreement. Move-Out Upon vacating, Tenant agrees to: Remove all personal belongings. Leave the premises clean. Return all keys. Provide a forwarding address. The security deposit will be returned within the time required by California law, less any lawful deductions. Default Failure to pay rent or comply with this Agreement may result in legal action as permitted under California law. Additional Terms No business activities may be conducted from the premises without Landlord's written approval. Tenant shall carry renter's insurance. Tenant agrees to comply with all community rules and applicable laws. Tenant shall not install additional locks without written permission.
