Lease terms

Lease terms: 12-month lease preferred (open to longer terms). Available August 15, 2026 (some flexibility for slightly later move-in). First month's rent and security deposit ($5,600 = 2 months) due at lease signing. Late fee of 5% of monthly rent if rent is not received within 5 days of the due date. Utilities tenant pays: Gas, electric, water, and internet. Pet policy: 1 cat OR 1 small dog allowed with $250 one-time pet deposit. Must be disclosed and approved in writing before lease signing. Smoking: No smoking permitted anywhere on the property (interior, exterior, patio, or driveway). Parking: 2 dedicated off-street parking spots included. Maintenance tenant responsibility: Lawn care, snow removal from driveway and sidewalk per Philadelphia city code, HVAC filter replacement (quarterly), smoke detector batteries, and routine upkeep. Maintenance landlord responsibility: Roof, windows, structural issues, HVAC system, large plumbing, large electrical, and all major repairs. Renters insurance preferred. Landlord to be named as additional interested party. Tenant screening criteria (Philadelphia Renters Access Act disclosure): Minimum 650 credit score, verifiable gross income of at least 3x monthly rent, no prior evictions, employment verification, and positive reference from prior landlord.
