Lease Terms: 12-month lease preferred First month's rent ($2,850), last month's rent ($1,000), and security deposit ($2,850) due at signing Tenant responsible for utilities and yard maintenance Pets: No cats Dogs considered on a case-by-case basis $50/month per pet (nonrefundable pet rent) Hot Tub: Hot tub available for tenant use Tenant must agree to maintain it properly if used (details included in lease) Can be removed if tenant prefers not to use it General Requirements: No smoking inside the home Verifiable income Positive rental history preferred Background, credit, and eviction history will be reviewed Screening Criteria (WA Disclosure): Applicants will be evaluated based on the following: Credit history and score Rental history and references Employment and income verification Background check, including eviction history All applicants will be screened using the same criteria in accordance with Washington State law. Reusable Tenant Screening Reports: We do not accept reusable tenant screening reports.
