Lease terms

The Landlord requires the following qualifications from each prospective tenant: - Credit score of 700+ - Good credit history + references. - Gross income is 3.0x the rent.** - Clear source of monthly income. - Owner pays HOA fees. - Tenant pays all utilities. - No co-signers accepted. - Each occupant over 18 must pay a non-refundable $48.00 application fee. - Security Deposit: Refundable deposit of $5800, subject to damages or unpaid rent. - First month & deposit due at signing. Must qualify. - A cleaning fee will be charged upon move-out. - No smoking of any kind. No vaping. Tenants will be required to purchase renter's insurance, naming the Housing Provider (Owner) as an additional insured, with a minimum liability coverage of $300,000. **Should all or part of the applicant's income derive from any public assistance program, the 3x gross income qualification shall apply only to the portion of the rent that the Tenant is responsible for after the voucher amount has been deducted.
