Lease terms

12-month lease preferred. Security deposit equal to one month's rent, subject to application approval. First month's rent and security deposit are due before move-in. Transparent fee structure: no mandatory monthly resident benefit package and no separate move-in admin fee. Tenant costs are limited to the listed rent, security deposit, applicable application/screening fee, approved pet charges if applicable, tenant-paid utilities, and renter's insurance. Tenant is responsible for electricity, gas, internet/cable, and renter's insurance. Renter's insurance is required before move-in. No smoking permitted inside the property. No short-term rental, Airbnb, room-by-room rental, or unauthorized subleasing permitted. All adults 18+ must apply, be screened, and be listed on the lease. Minimum qualification guidelines include verifiable monthly household income of at least 3 times the rent, credit score of 600+ preferred, positive rental history, and no prior evictions. Applicants below 600 may be considered on a case-by-case basis with strong income and rental history. Pets considered on a case-by-case basis with approval. Small dogs under 40 lb and cats may be considered. Large dogs are not preferred. Pet fee is $250 non-refundable, plus $25/month pet rent. Breed, size, HOA, and insurance restrictions may apply.
