ADDITIONAL LEASE TERMS AND CONDITIONS 1. Rent Payment Monthly rent is due on the 1st day of each month and must be received no later than the 5th day of the month. Any rent not received by the 5th day of the month may be subject to late fees as outlined in this Lease Agreement. 2. Last Month's Rent Tenant shall pay the last month's rent at the time of lease signing in addition to any required security deposit and first month's rent. 3. Utilities Tenant is responsible for all utility services associated with the property, including but not limited to water, electricity, gas, trash, and sewer services. Tenant must transfer all applicable utility accounts into their name within five (5) days of the lease commencement date and maintain service throughout the lease term. 4. Smoking Policy Smoking, vaping, or the use of any tobacco, marijuana, or similar products is strictly prohibited inside the dwelling, including all interior rooms and enclosed areas. Smoking is permitted only outside the residence or within the garage, provided all smoking materials are properly disposed of and do not create a fire hazard or nuisance. 5. Parking Vehicles shall be parked only in designated paved or approved parking areas. Parking on lawns, landscaped areas, gravel areas not designated for parking, or any grass-covered portion of the property is strictly prohibited. 6. Pets Only small household pets are permitted with prior written approval from the Landlord. Tenant is responsible for any damages caused by approved pets and must comply with all pet-related rules outlined in the lease. 7. Lawn and Yard Maintenance Tenant is responsible for maintaining the lawn, landscaping, and general yard condition throughout the lease term, including mowing, weed control, watering, and debris removal. As an alternative, Landlord may provide yard maintenance services for an additional monthly fee, the amount of which shall be agreed upon in writing by both parties. 8. General Compliance Tenant agrees to comply with all provisions of this Lease Agreement, Zillow rental policies, applicable Arizona laws, and all community rules and regulations.
