1 year or 2 year lease options The tenant is responsible for the following throughout the lease term: Utilities: Tenant shall establish and maintain all utility services in their name and is responsible for payment of all utility charges, including electricity, natural gas (if applicable), water, sewer, trash collection, internet, cable, and any other services used during the tenancy. Lawn & Grounds Maintenance: Tenant is responsible for maintaining the approximately 2-acre property in a neat and orderly condition. This includes: Regular mowing of the lawn. Trimming around the house, fences, trees, and landscaping as needed. Removal of weeds and overgrown vegetation. Raking and disposing of excessive leaves and fallen branches. Keeping the driveway, walkways, and outdoor areas free of debris. Promptly notifying the landlord of any hazardous trees, drainage issues, or property conditions requiring repair. The property is one of its greatest features, and tenants are expected to take reasonable care to preserve its appearance and enjoy the privacy it provides.
