Quiet hours are observed from 9:00 PM to 9:00 AM. Smoking and vaping are strictly not allowed anywhere on the property, including the patio, yard, and garage, with a minimum $500 deep-clean fee plus damages if violated. Parties, events, gatherings, photo shoots, or commercial use are not allowed, and violation will result in immediate termination without refund and up to a $1,000 fee. Check-in is at 4:00 PM and check-out is at 11:00 AM. Unapproved late check-outs will be charged $50 per hour or one additional night. Only guests listed on the reservation may stay overnight, and the maximum occupancy is strict and includes children/infants. This property is not suitable for children or infants. For mid-term stays (28+ nights), utilities (electric, gas, water, internet, basic streaming) are included up to 60 days, with potential overages billed at cost for longer stays. Mid-stay cleaning is included once per month for 30+ night stays, with extra cleanings available for a fee. Daytime visitors are welcome but must leave by 10:00 PM; overnight guests require advance approval. No candles, incense, or open flames are allowed anywhere on the property. Guests are responsible for reporting maintenance issues promptly and for the repair/replacement of damaged items beyond normal wear and tear. Tampering with smoke detectors and carbon monoxide detectors is strictly prohibited and will result in immediate termination. External security cameras may be present at entry points for security only. Lock all doors and windows when leaving and overnight, and do not share access codes with anyone not on the reservation. No illegal activity of any kind is permitted. Violation of house rules may result in termination of the stay without refund.
