Lease terms

This is a shared 4-bedroom, 1-bath apartment with private bedrooms and shared access to the kitchen, living area, and other common spaces. The lease is a Tenant-at-Will, month-to-month shared lease. Either the landlord or tenant may terminate the tenancy with 30 days' written notice. Rent is based on the individual room being rented and will be confirmed in the lease before move-in. Move-in costs include first month's rent, last month's rent, and a security deposit equal to one month's rent. Tenants are responsible for electricity, which is placed in one tenant's name and divided equitably among the tenants unless otherwise agreed in writing. Any other utility responsibilities will be outlined separately. Renters insurance is required. Tenants are expected to keep shared areas clean, respect quiet hours and local ordinances, and follow the house rules. Subleasing is not allowed without written approval, and guest stays longer than 14 consecutive days require approval. Yard maintenance and landscaping are handled by property management.
