Lease terms

Rental Requirements Non-smoking property Pet Policy: One dog allowed, maximum weight of 25 lbs. Additional pet fees (if applicable): $300 one-time, non-refundable pet deposit due prior to move-in. $50 monthly pet rent. Pet liability insurance required prior to move-in. Financial & Application Requirements: One-month security deposit and first month's rent required prior to lease start. Rent liability insurance is required at lease start. A copy must be provided before the lease begins. Applicants must have a minimum monthly income of 3.5x the rent amount. A credit score of 720 or higher is required. Background and credit checks are mandatory for all applicants 18 years and older. A $35 non-refundable application fee applies to applicants aged 18 or older. Lease Terms: Require one or two years lease. Rent is due on the 1st of each month. The first month's rent will be prorated based on the lease start date. Late fees will be applied to overdue payments. Early termination fees may apply. No housing subsidies are accepted. Tenant Responsibilities: Payment of all utilities, including: Electric, water, sewer, recycling, trash, cable, and internet. Lawn care and yard maintenance. Tour Policy: Property tours are only scheduled upon application approval.
