Landlord: Maintain major systems (HVAC, plumbing, electrical). Address structural or safety issues. Provide essential services required by NJ habitability laws. 6. Rules & Restrictions No smoking inside the property. Pet not allowed Guests allowed within reasonable limits; long term stays require landlord notification. No alterations (painting, fixtures, etc.) without written approval. Compliance with HOA rules is mandatory. 7. Move In / Move Out Move in inspection checklist completed at start of lease. Newly painted, done full home, kitchen and carpet cleaning. Home must be returned in broom clean condition. Charges apply for damage, excessive wear, or abandoned items. Keys, remotes, and access devices must be returned on move out day. 8. Early Termination Breaking the lease may result in fees or continued rent responsibility until the unit is re rented.
