LEASE TERMS & OCCUPANCY POLICIES: Lease Duration: Flexible mid-to-long term lease options available (minimum 30-day stay required; prefer 6 to 12-month terms). Fully Furnished: Property is rented exactly as pictured, including all high-end furnishings, kitchenware, and decor. An extensive, line-item inventory addendum will be executed with the lease agreement. Security Deposit: Equal to one month's rent, due upon lease signing. Utilities: Owner provides and pays for Water, Trash collection, and High-Speed Wi-Fi. Tenant is responsible for Gas, Electricity (SDG&E), and any premium cable/streaming services if desired. PREMISES & PROPERTY RULES: Pet Policy: Strictly NO pets permitted on the premises at any time. Smoking Policy: Strictly 100% smoke-free and vape-free property (inside the unit, balconies, and common areas). Subletting: Subletting, short-term vacation renting (such as Airbnb/VRBO), or listing individual rooms on any platform is strictly prohibited and constitutes an immediate lease violation. Property Care: Tenant agrees to maintain the provided furnishings in excellent condition, barring standard wear and tear. Professional deep cleaning at move-out will be arranged at the tenant's expense. SCREENING REQUIREMENTS & CRITERIA: All applicants aged 18+ must complete a comprehensive background check, credit check, and eviction history report via Zillow. Income & Credit: Combined verifiable household income must be at least 2.0x to 3x the monthly rent, with a strong credit history and excellent references from previous landlords.
