Owner pays for water, Tenant pays for electricity and internet service, no smoking on premise, two assigned parking spaces are provided, one year lease minimum, renter is responsible for all costs if door, pool or post box keys are lost or damaged, a pet is welcome with landlord's approval but limited to one cat or one dog of 40 lbs at adulthood or less with a $20 per month fee plus a refundable $200 damage deposit and in all cases HOA pet restrictions must be abided by, renter is required to change HVAC filter (supplied by owner) every 3 months, minor maintenance other than normal wear and tear up to $50 is at the renters expense, unit has been professionally inspected to be pest free therefore any pest control is at the renters expense and the renter is expected to maintain the unit and appliances in a clean and sanitary condition, a safe interior room temperature of between 60 degrees F and 80 degrees F must be maintained even though the unit is not occupied,.
