Tenant is responsible for electricity, gas, cable, internet, and renters insurance. Proof of renters insurance is required prior to move-in and must be maintained throughout the lease term. No smoking or vaping permitted anywhere inside the home or garage. Subletting, short-term rentals, and Airbnb-style rentals are prohibited. All occupants age 18 and older must be listed on the lease. Applicants are subject to credit, background, employment, income, and rental history verification. Household income should be at least three times the monthly rent. No prior evictions or landlord collections. Pets may be considered on a case-by-case basis with an additional $500 pet security deposit. Approved pets must be registered with the HOA and the City of Chesapeake and comply with all applicable HOA rules, licensing requirements, and local ordinances. Residents enjoy access to community amenities, including the neighborhood pool. HOA regulations apply. The unit includes a rear-loading garage and is limited to two HOA-issued parking passes. Tenant is responsible for routine upkeep, including HVAC filters, light bulbs, smoke detector batteries, and maintaining the property in a clean condition. Tenants must promptly report maintenance concerns, leaks, or property damage. Landlord is responsible for major systems and included appliances due to normal wear and tear.
