Lease terms

Long-Term Lease: $5,000 per month (12-month lease preferred) Mid-Term Lease: 3 6 month leases considered. Rates vary based on season and length of stay. Seasonal Rental Rates: January April: $7,500 per month May September: $5,500 per month October December: $6,500 per month Utilities included for seasonal rentals, subject to a monthly utility allowance. Security Deposit: Long-Term Lease: One month's rent ($5,000), subject to California law. Seasonal Lease: $2,500 refundable security deposit. Cleaning Fee (Seasonal Rentals): $350 move-out cleaning fee. Application Fee: Tenant responsible for application and background screening fees, if applicable. Utilities (Long-Term Lease): Tenant responsible for electricity, gas, water, trash, internet, and cable. Owner provides pool maintenance and landscaping. Utilities (Seasonal Rentals): Owner provides utilities (electricity, gas, water, trash, internet, and pool/landscape service) up to an agreed monthly allowance. Excess utility usage may be billed to the tenant. Pets: Small dogs may be considered with owner approval. Additional pet deposit may apply. No smoking permitted inside the home. Occupancy: Maximum occupancy of four (5) residents. Parking: Attached garage and driveway parking included. Furnishings: Home is leased partially furnished. An inventory of included furnishings will be provided and incorporated into the lease agreement. Pool: Tenant agrees to follow all pool safety guidelines. Weekly pool service is included; tenant is responsible for maintaining appropriate water levels between scheduled services. Yard & Landscaping: Routine landscaping service is included. Tenant is responsible for normal upkeep of the property and promptly reporting any maintenance issues. Maintenance: Tenant is responsible for replacing HVAC filters, light bulbs, and other routine consumables. Owner is responsible for major repairs not caused by tenant negligence. Renter's Insurance: Proof of renter's insurance with personal liability coverage is required before move-in. Availability: Available for long-term, mid-term, or seasonal occupancy upon approved application and lease execution.
