Lease terms

Lease Duration: 12-month lease required; no month-to-month option available. Deposits & Fees: First and last month's rent due before move-in, plus a security deposit equal to one month's rent. Rent is due on the 1st of each month with a 5-day grace period; a late fee of 10% applies thereafter. Utilities: Tenant is responsible for all utilities including electricity, gas, water, trash, and internet, as well as lawn maintenance. HOA fee is covered by the owner. Pets: Pets welcome with approval maximum 2 pets, 75 lb weight limit. A $400 non-refundable pet fee, $400 refundable pet deposit, and $75/month pet rent apply per pet. Not all breeds are permitted; breed approval is subject to homeowner's insurance requirements please inquire prior to applying. No unauthorized pets permitted. Smoking: No smoking of any kind inside the property or on the premises. Occupancy: Only approved applicants on the lease may occupy the property. No subletting without written landlord approval. Maintenance: Tenant is responsible for minor repairs under $100. All maintenance requests must be submitted in writing. No alterations or modifications to the property without written landlord approval. Move-Out: 60-day written notice required before vacating. Professional carpet cleaning required at move-out. Early termination fee equal to 2 months rent. Property must be returned in the same condition as received, normal wear and tear excepted. HOA: Tenant agrees to abide by all Villages of Woodland Springs HOA rules and regulations and is responsible for any fines resulting from lease violations.
