Lease terms

Lease Term: Minimum lease term of 12 months or more. Month-to-month tenancy may be available thereafter at Owner's discretion with 30 days written notice required by either party. Rent & Payments: Rent is due on the 1st day of each month. Late payments may be subject to late fees as allowed by law. Returned payments will incur additional fees. Security Deposit: Security deposit equal to 1.5 month(s) rent is required prior to occupancy. Deposit may be used for damages beyond normal wear and tear, cleaning, or violations of lease terms. Property Use: Premises shall be used for residential purposes only unless otherwise approved in writing. No subleasing, short-term rentals, or Airbnb-type use without written consent from Owner. Additional Structures & Amenities: Use of barn, gym, in-law suite, and 3-stall garage is subject to availability and separate terms if applicable. subject to additional fees Garage and barn may be rented separately and are not included unless explicitly stated in writing. Owner reserves the right to restrict access to areas under construction. Construction Disclaimer: Tenant acknowledges that portions of the property (including garage and lower-level renovations) may be under construction. Owner is not responsible for temporary inconvenience related to construction activity. Maintenance & Repairs: Tenant is responsible for routine upkeep and cleanliness of the premises. Tenant shall promptly report maintenance issues. Damage caused by misuse, neglect, pets, guests, or unauthorized modifications will be Tenant's responsibility. Alterations: No alterations, improvements, painting, fencing, or installations without prior written approval from Owner. Any approved improvements become property of Owner unless otherwise agreed. Animals & Livestock: Animals, pets, or livestock are only permitted with prior written approval. Unauthorized animals may result in lease termination. Tenant assumes full responsibility for animal care, containment, and damage. Agricultural Land Use: Tenant acknowledges the property is agriculturally exempt land. Tenant agrees not to take any action that would jeopardize agricultural exemption status. Utilities: Tenant is responsible for all utilities unless otherwise stated. Any excessive usage or damage related to utility systems shall be Tenant's responsibility. Liability & Insurance: Tenant agrees to carry renter's insurance. Owner is not liable for loss, damage, or injury to Tenant, guests, animals, or personal property. In the event Tenant does not maintain renter's insurance, Tenant assumes all risk of loss or damage and waives any right to recovery from Owner for personal property loss, bodily injury, or incidental damages, regardless of cause, to the fullest extent permitted by law. Right of Entry: Owner may enter the premises with reasonable notice for inspections, repairs, construction, or emergencies as permitted by law. Termination for Cause: Violation of lease terms, non-payment, unauthorized occupants, damage, or illegal activity may result in termination of tenancy. Governing Law: Lease shall be governed by the laws of the state in which the property is located.
