Appliances are energy efficient and provided for tenant convenience. **Utilities Tenant is responsible for all utilities, including electricity, water, sewer, trash, gas if applicable, internet, and any other services used at the property. **Tenant Maintenance Responsibilities Tenant is responsible for yard maintenance, keeping the property clean, and replacing HVAC filters once per month. Tenant must promptly report any maintenance issues to the landlord/property manager. **Renters Insurance Tenant is required to maintain renters insurance during the entire lease term. **Smoking Policy No smoking allowed inside the property. **Pet Policy Pets may be considered on a case-by-case basis. Breed, size, and number restrictions apply. Additional pet deposit, pet fee, and/or monthly pet rent may be required. **Parking Parking is available on the driveway and/or approved parking areas only. Tenant must comply with any applicable city, HOA, or neighborhood parking rules. **Application Requirements All adults 18 years or older must complete a written application and provide a copy of government-issued ID and proof of income. Household income must be at least 3x the monthly rent. Good credit, rental history, and background screening required. **Other Terms No smoking. No unauthorized occupants.
