LEASE TERMS Monthly Rent: $1,790 Security Deposit: $1,790 Lease Term: Minimum 12-month lease Availability: Available now Application Fee: $60 per adult applicant INCLUDED APPLIANCES A double-door refrigerator, washer, and dryer are included for tenant convenience. The appliances are energy efficient. UTILITIES Tenant is responsible for all utilities and services used at the property, including electricity, water, sewer, trash, gas if applicable, internet, and cable. TENANT RESPONSIBILITIES Tenant is responsible for routine yard maintenance, maintaining the property in a clean condition, and replacing the HVAC filter monthly. Maintenance issues, leaks, or property damage must be reported promptly to the landlord or property manager. RENTER'S INSURANCE Tenant must maintain renter's insurance throughout the entire lease term and provide proof of coverage before move-in. SMOKING POLICY Smoking and vaping are not permitted inside the property. PET POLICY A maximum of one cat or one small dog under 40 pounds may be considered with prior owner approval. An additional pet fee and monthly pet rent will apply. No large dogs. Assistance animals are not considered pets and will be handled in accordance with applicable fair-housing requirements. PARKING Parking is permitted in the driveway and other approved parking areas only. Tenant must comply with all applicable city, HOA, and neighborhood parking rules. APPLICATION AND SCREENING REQUIREMENTS All occupants 18 years of age or older must complete a separate rental application, provide valid government-issued identification, and submit proof of income. Combined verifiable gross household income must equal at least three times the monthly rent. Applicants are subject to credit, criminal background, eviction, and rental-history screening. Incomplete, inaccurate, or unverifiable information may result in denial. OTHER TERMS No unauthorized occupants, subleasing, assignment, or short-term rental use, including Airbnb, Vrbo, or similar platforms. All lease terms are subject to the final written lease agreement.
