A $250 fine applies if any loose trash is found inside a garbage bin/can. Renters should report all observed damage within 8 hours of checking in. For non-lease guests with pets, a refundable security fee of $200 for 1 pet, $400 for 2 pets, and $600 for 3+ pets is required. For leases, there is a monthly utility cap of $300, with guests responsible for any overages. Lease guests also have a refundable security fee of $500, increasing to $700 for 1 pet, $900 for 2 pets, and $1,100 for 3+ pets. For leases exceeding 30 days, the security fee increases to $1,500 for guests without pets and $2,500 for guests with pets. The security fee will be refunded within 30 days after check-out. Municipality/HOA compliance requires signing a lease prior to receiving access codes if required by the city.
