1. Smoke-Free Community Policy For the health, safety, and comfort of all residents and the protection of the property, this community is designated SMOKE-FREE. What is Prohibited: Smoking is strictly prohibited in all areas of the rental unit, including private balconies or patios, as well as all common areas and grounds. Definition of Smoking: "Smoking" includes inhaling, exhaling, burning, or carrying any lighted or heated cigar, cigarette, pipe, hookah, or any other plant product (including marijuana). This policy also prohibits the use of all electronic smoking devices (e-cigarettes, vapes) that create a vapor or aerosol. Tenant Responsibility: All tenants and their guests must comply with this policy. Tenants are responsible for informing their guests of the rules and for any violations caused by them. Consequences: A violation of this smoke-free policy is considered a material breach of the lease agreement and is grounds for enforcement actions, which may include fines for damages/cleaning and potential eviction. 2. Mandatory Renters Insurance Policy For your protection and as a requirement of your lease, all residents must obtain and maintain an active renters insurance policy throughout their tenancy. Why It's Required: The landlord's insurance policy covers the building structure only. It does not cover your personal belongings (e.g., furniture, clothing, electronics) in the event of incidents like fire, theft, water damage, or vandalism. Renters insurance protects you from unforeseen financial loss. Coverage Minimum: Your policy must include at least $100,000 in personal liability coverage. Proof of Insurance: You must provide proof of valid coverage before receiving keys and renew proof annually. Consequences: Failure to maintain an active policy will result in a lease violation fee of $30 charged monthly until proof of compliance is provided. 3. Parking lot is free but each resident has to register vehicle upon tenancy. 4. Pet fee (non refundable deposit of $150) and a is $25 per month for small dogs and cats on the premises if there is an unauthorized pet that is considered an automatic termination of lease .
