An application is required. Please complete the online process provided. Photos show the unit fully furnished, and all items will remain if desired. Or, should unfurnished be preferred, all items shall be removed before occupancy. Owner prefers a long-term (preferably many years), professional and working off-site tenant that is no maintenance or drama and loves animals, keeps quiet and clean, is financially and morally responsible, and has many more similar positive qualities (i.e., a wonderfully respectful tenant) to rent the former Family room with fireplace section of the home, converted into a private entrance efficiency unit. The unit has a full-size refrigerator with a dormitory-style kitchen. It also has its own air conditioning and heater for you to control your indoor climate independently. The owner resides in the main part of the residence. The unit is very comfortable, convenient, private, and nice by many standards. Rent is $855/month with all utilities*, TV, and Wifi included. *Energy conservation practices (i.e., turn off utilities and devices using power when you are not home, etc.) are required. Monthly utility bills will show compliance with conservation practices. Deposit is interest-free @ $1200. Last month's rent of $855 also required. A $150 quarterly (tri-monthly) credit when rent is prepaid in three-month intervals, resulting in a $ 50-per-month credit, reflecting only an $805/month rental. A one-year lease, with a month-to-month holdover after 12 months, is provided. An early termination provision is included. The unit is for one person only. The owner has two protective dogs unaccepting of unknown guests. As a result, new residents will not have guests. Future tenants' use of an independent off-site mailing service and laundry facilities is recommended. The owner has been renting properties for more than four decades and has excellent references and very happy tenants. Your privacy will be highly respected, and any tenancy issues will be promptly resolved. Please be upfront about your expectations, needs, and desires before proceeding with your tenancy. A comfortable home for all residents is of paramount priority. The neighborhood is very stable. It is quiet, close to the strip, public transportation, shopping, laundry, and other essential needs, and the cul-de-sac street is comprised of homeowners who are very supportive and helpful. It has been a safe and hassle-free environment for its residents for several decades. Pets are welcome by the owner. However, the two large protective dogs may not be as accommodating. Thus, any pet needs must be reviewed before tenancy acceptance.
