Lease terms

Lease Duration: We typically offer a one-year lease term; however, we are open to negotiating longer lease options to suit your needs. Rent: Monthly rent is due on the first of the month, and the tenant is responsible for all utilities, including but not limited to, electricity, and water. Tenants are also responsible for WiFi service. Security Deposit: A security deposit is required, which includes the first month's rent, last month's rent, and a security deposit equal to one month's rent. All deposits must be paid prior to move-in. Pet Policy: Pets are welcome! There is a $300 nonrefundable fee for the first pet, and an additional $300 refundable pet deposit for any additional pets. There are no breed or size restrictions. Application Fee: A nonrefundable application fee of $50 is required for each applicant. Credit and Income Requirements: A minimum credit score of 640 is required with at least 5 years of credit history.(negotiable) We do allow cosigners if necessary. Applicants must demonstrate an income of at least 3 times the monthly rent. All balances must be paid in full before move-in to receive key codes.
