Lease terms

* Lease Term: 12-month lease preferred. * Monthly Rent: $2,700, due on the 1st of each month. * Security Deposit: One month's rent, due before move-in. * Application Fee: Applicant responsible for application and background screening fees. * Income Requirement: Gross monthly household income must be at least 3x the monthly rent. * Credit Requirement: Minimum credit score of 650 preferred. Applicants with lower scores may be considered based on overall qualifications. * Background Screening: Criminal background, eviction history, employment, and rental history verification required. * Occupancy: Maximum occupancy in accordance with local regulations. * Utilities: Tenant is responsible for all utilities unless otherwise specified. * Maintenance: Tenant is responsible for routine maintenance such as changing HVAC filters, lawn mowing, and replacing light bulbs. Landlord is responsible for major repairs and structural maintenance unless damage is caused by tenant negligence. * Pets: Pets considered on a case-by-case basis. * Smoking: No smoking or vaping inside the home. * Renters Insurance: On case-by-case basis Tenant may need to maintain renters insurance. * Late Rent: Late fees apply as permitted by state law if rent is not paid by the due date or any applicable grace period. * Subleasing: Not permitted without prior written consent from the landlord. * Alterations: No alterations, painting, or installation of fixtures. * Move-In Condition: Property will be professionally cleaned before move-in. Tenant agrees to return the property in substantially the same condition, excluding normal wear and tear. * Renewal: Lease renewal is subject to landlord approval and may include updated rental terms.
