Lease terms

Move-In Costs First month's rent and the security deposit are due when this lease is signed. The rental unit will not be available for move-in until these amounts have been paid. Utilities The property owner will pay for water, sewer, garbage, and electricity. Tenant is responsible for internet/Wi-Fi service. Rental Space This lease is for the ADU only. The garage is not included in the rental and is for the owner's use only. Parking Parking is limited on the property. Tenant may only park in areas approved by the owner and must not block driveways or access areas. Shared Property The owner lives on the property and has animals. Tenant agrees to be respectful of the animals and not disturb or feed them without permission. Mailbox The mailbox is shared between the owner and tenant. Tenant may only remove mail addressed to them. Respect for Property Because the ADU is located on a shared property, Tenant agrees to be considerate of the owner and neighboring properties. Excessive noise, disruptive behavior, or activities that create a nuisance are not permitted. Pets No pets are allowed without the owner's prior approval.
