Lease terms

*COLLEGE STUDENTS* Master Bedroom and Living Room - $1000 Bedroom and Bathroom - $700 Bedroom - $600 CONSENT & ACKNOWLEDGMENT I, the undersigned tenant, hereby give my full consent to the landlord or their designated agent to verify all information submitted in my rental application. This includes, but is not limited to, verification of employment, income, rental history, credit background, and any public criminal records. I understand that this authorization is necessary for the landlord to determine my eligibility to lease the property and that any false or misleading information may result in the rejection of my application or the termination of any lease agreement entered into. The landlord will take care of any gardening and landscaping. I acknowledge and agree to the terms outlined in the rental agreement. I understand that the lease term may be for a period of six (6) months or one (1) year, as agreed upon in the lease contract. I agree to a late fee of $45 for each day rent is not received after the first of each month and after 3 days of no payment, the contract is no longer standing. I also understand that routine maintenance inspections of plumbing and HVAC systems will occur either on the 1st or the 15th of each month, and I agree to allow access to the property for these inspections with a scheduled appointment. Furthermore, I acknowledge that pets are not allowed on the premises, smoking is strictly prohibited inside the property, and I may not paint, alter, or conduct any construction without the landlord's written permission. Any damaged appliances or damage to the house will result in a fine. I understand that violation of these rules may result in a fine of $1,000 per incident and could lead to termination of the lease. You will receive a bonus of $1000 after a year long contract with no violations of these terms or damage to the property under $500 dollars.
