Lease terms

Lease Application Requirements Background Check: All applicants must undergo a criminal background check. Applicants must have a clean background with no felony charges within the last 18 months. If there is a prior background or criminal history, applicants must be prepared to explain the circumstances. Eviction History: Applicants must have no evictions within the last 24 months. FICO (Fiction) History & Payment History: Applicants must demonstrate a history of reliable, on-time payments over the last 24 months. Proof of consistent, timely payments will be required, such as bank statements, payment receipts, or rental references. Employment Verification: Applicants must provide proof of stable employment sufficient to cover the monthly rent. Verification may include recent pay stubs, employment letter, or other acceptable documentation. Financial Requirements: Applicants must demonstrate the ability to meet the financial obligations of the lease. Additional financial documentation may be requested as needed. Security Deposit & First Month's Rent: First month's rent and security deposit are due upon move-in. Payments must be made in full prior to possession of the property. Additional Information: Applicants with a criminal background must be able to explain the nature and context of any charges, especially if within the last 18 months. All applications are subject to approval based on background, credit, and references.
