Lease terms

No smoking in unit, tenant pays for water, electric and solar savings, garbage pickup. Sonic internet is included in the rent. Renters insurance is required from tenant. Pets can be discussed but no large dogs or dogs that are listed as dangerous or on our not allowed home owners insurance. We are open to a lease duration if tenant feels more comfortable or set up as month to month. 60 day notice for move out by tenant Pre move in walk through with owner and tenant required and 3 month property inspections when scheduled with tenant. Landscaping maintenance will be provided by the landlord. Heating and air conditioning maintenance will be provided by the landlord. Tenant will be responsible for all batteries at smoke detectors. Garage door opener will be supplied by landlord and if not returned at move out replacement cost will be the tenants responsibility. App can be installed for additional users. 4 keys will be handed over at move in. If damages are seen during occupation that are not identified as normal wear and tear, the tenant will be responsible to cover repair or replacement costs and work will be scheduled by the landlord or property management. Any custom installs ( furniture, wall units, ECT need to be reviewed and approved by property management prior to install.) TV wall brackets will be supplied and installed by property management at tenant request. Rent will be due at the end of the month and late fees will be added per schedule. 1 week = $50 2 weeks = $100 , 3 weeks can constitute eviction notice = 3 day eviction with move out at the end of the month
