Tenants are responsible for all utilities associated with the property, in this case electric, internet and trash is so desired. First month's rent and a security deposit are due in full at the time of lease signing. The security deposit will be held to cover any damages beyond normal wear and tear and will be returned in accordance with Florida law after the lease term ends. A maximum of three pets is allowed on the property, subject to prior approval. A non-refundable pet fee of $500 is required for the first 2 pets, and $300 for each additional pet, up to the maximum allowed. All tenants are responsible for maintaining the property in good condition throughout the lease term. This includes general cleanliness, proper upkeep of the home, routine replacement of air filters, and care of all appliances, fixtures, and systems. Tenants are also responsible for lawn care and exterior upkeep unless otherwise specified in writing. Smoking is strictly prohibited inside the home. The standard lease term is twelve (12) months unless otherwise agreed upon in writing. Rent is due on the agreed-upon date each month, and any late payments may be subject to additional fees ($200 per day after the fifth of each month) as outlined in the lease agreement. Occupancy limits will be enforced based on the terms of the lease agreement. Tenants are required to report any maintenance or repair issues promptly, and will be held responsible for damages resulting from misuse, negligence, or failure to report problems in a timely manner. No alterations, modifications, or additions to the property are permitted without prior written consent from the landlord. Early termination of the lease may be subject to penalties or conditions as specified in the contract.
