Lease terms

RENT AND PAYMENT TERMS Rent shall be $3200 per month, due on the 1st day of each month. Rent shall be paid by the method agreed upon by the Landlord and Renter. If rent is not received when due, the Renter may be responsible for any lawful late charges permitted under California law and the terms of this agreement. The Renter is responsible for paying all utilities assigned to the Renter under this lease, including PG&E (gas and electricity) and water. SECURITY DEPOSIT Upon execution of this lease, Renter shall pay a security deposit of $3200. The security deposit may be used by the Landlord only as permitted by California law, including for unpaid rent, repair of damage beyond ordinary wear and tear, and cleaning necessary to return the property to the same level of cleanliness as at the beginning of the tenancy, subject to applicable law. The security deposit shall not be considered the final month's rent unless expressly agreed to in writing by the Landlord. Following termination of the tenancy and surrender of the premises, the security deposit will be accounted for and any remaining balance returned to the Renter within the time period required by California law. The Landlord may terminate the tenancy or pursue other remedies for nonpayment of rent, material breach of the lease, or other lawful grounds only in accordance with applicable California law and required notice procedures. Upon termination or expiration of the tenancy, Renter agrees to vacate the property, remove all personal belongings, return all keys and access devices, and leave the premises in the condition required by this agreement and applicable law. Utilities: Renter is responsible for all utilities and services associated with the property, including, but not limited to, PG&E (gas and electricity) and water. Renter shall be responsible for establishing and maintaining utility accounts in their name, where applicable, and for paying all utility charges in a timely manner throughout the tenancy. Pets: No pets are permitted on the property without the prior written consent of the Landlord. Renter shall not keep, house, or allow any pet or animal on the premises without written authorization. Any unauthorized pet may constitute a violation of the lease agreement. Assistance animals and service animals will be handled in accordance with applicable federal, state, and local laws. Property Care: Renter agrees to maintain the property in a clean, sanitary, and safe condition and to promptly notify the Landlord of any damage, maintenance issues, leaks, or conditions requiring attention. Renter is responsible for any damage caused by their negligence, misuse, or failure to properly maintain the premises, subject to applicable law. Occupancy: The property shall be occupied only by the individuals listed on the lease agreement. Any additional occupants must receive prior written approval from the Landlord and must comply with all applicable laws and lease requirements. Parking: Renter may use the available driveway and garage parking associated with the property. Vehicles must be kept in operable condition and parked only in designated areas. Renter is responsible for any damage caused by their vehicles to the property. Alterations: Renter shall not make alterations, installations, painting, remodeling, or other modifications to the property without the Landlord's prior written consent. Subleasing: Renter shall not sublease the property, assign the lease, or allow another person to take possession of the property without the Landlord's prior written consent, subject to applicable law. Compliance: Renter agrees to comply with all applicable laws, ordinances, HOA rules (if applicable), and reasonable property rules established by the Landlord.
