Lease terms

Owner pays for garbage, one parking space, and pool and tennis court access. Owner supplies all appliances in kitchen (fridge, stove, microwave and dishwasher). Tenant responsible for water, electric, internet, and media service. Tenant supplies washer, dryer. No smoking in unit or balcony/porch. 1 parking spot for tenant with general parking for additional automobile. No more than 6 people living in unit allowed. Lease is 1 year and can be renewed annually. A multi-year lease option available for $1,850 per month for the first 2 years. First months rent plus security deposit due at beginning of lease term for a total of $3,810. Rent due on the 1st of every month, considered late after day 5. Late fee of $50 every day past the 5th. Tenant is expected to keep condo, including outside porches, in clean livable condition. Appliances are expected to be well maintained. Regular maintenance of unit is at tenant cost. Any HOA fees charged in addition to regular amount due may be charged to tenant if resulting from tenant neglect or requests. Tenant is expected to follow HOA rules. Owner reserves the right to inspect property quarterly. Tenants are subject to background checks and providing referrals.
