Lease terms

Lease Duration: Minimum lease term is twelve (12) months. Smoking Policy: This is a non-smoking property. Smoking, vaping, and the use of any tobacco, marijuana, or similar products are prohibited inside the unit, on balconies/patios, and in all interior common areas. Parking Policy: Community parking is unassigned and available on a first-come, first-served basis. Tenant and guests must comply with all community and HOA parking rules and regulations. Vehicles that violate HOA rules may be subject to towing at the vehicle owner's expense. Pet Policy: Maximum of two (2) pets permitted. Pet approval is required prior to move-in.Non-refundable pet fee: $300 for one pet; $500 total for two pets.Monthly pet rent: $30 per pet.Tenant is responsible for any and all damage caused by pets, including damage exceeding the pet fee collected.All pets must comply with HOA rules and local ordinances. Utilities: Tenant is responsible for all utilities not covered by the HOA (except internet and pest control, which are in base rent), including electricity, cable, and any other optional services. Landlord/HOA will provide water, sewer, and trash service to dumpster. Maintenance Responsibilities: Tenant shall: Keep the premises clean, sanitary, and in good condition. Promptly notify Landlord of any maintenance issues, leaks, or needed repairs.Replace HVAC filters regularly (recommended every 60-90 days).Replace light bulbs, smoke detector batteries, and other minor consumable items as needed. Be responsible for damage caused by Tenant, household members, guests, or pets.Maintain patios, balconies, and storage areas in a clean and orderly condition. Landlord shall be responsible for major repairs and maintenance related to structural components, major systems, appliances provided with the unit, and repairs not caused by Tenant negligence or misuse. Renter's Insurance: Tenant shall maintain renter's insurance with a minimum of $100,000 in personal liability coverage throughout the lease term and provide proof of coverage prior to move-in. Tenant shall list Landlord as an "Additional Interested Party" on the policy. HOA Rules: Tenant agrees to comply with all Vinings Central Condominium Association rules, regulations, bylaws, and community standards. Any fines or violations caused by Tenant or Tenant's guests shall be the sole responsibility of Tenant.
