Lease terms

This is a No Smoking residence and violators may be responsible for paint and or carpet replacement if through reasonable cleaning practices fail to remove smoke odor and or smoking related damages. This is a one year lease with a security deposit of $2100 and first month of $2100 due up front. Failure to complete lease duration will be grounds for security deposit forfeiture. Tenants are responsible for all utilities. Lawn care and landscaping will be provided by the owner unless damage to lawn and or landscape is found to be a result of tenant mistreatment and or negligence of said lawn and landscape. No vehicles and or equipment is to be parked or stored on the yard. Tenants are responsible for abiding to any neighborhood Covenants, Codes and Restrictions. Tenants are responsible for reporting any abnormal issue as soon as possible such as water leaks in plumbing or roof. Any electrical issues. Any appliance failures. Ect. Tenants are responsible for paying rent on time. Failure to pay rent on time, including the agreed upon grace period are grounds for eviction. Eviction costs are the responsibility of the tenant and can be cause for forfeiture of deposit. Damage and or cleaning costs are the responsibility of the tenant.
