Lease terms

//TOUR THE HOUSE AUGUST 12 FROM 4pm - 6pm// An Open Tour of the House will be hosted on a August 12 4-6pm, and all interested applicants are welcome to attend during that time. After the open house, pre-qualifications applications will be sent out the same evening to all interested parties. If the pre-qualification terms are met, an official application to formally apply will follow. Please feel free to reach out if you have any further questions. //Lease Terms Below// Lease Duration: The lease term is for 12 months. Security Deposit: A security deposit $500 is required. In addition, first and last month's rent is required. Renters Insurance: Renters must obtain and maintain renters insurance throughout the lease term. Proof required at the signing of lease and will be verified every 6 months. Credit Score: A credit score of 600 or higher is required. If the score is lower, a guarantor may be needed to include an additional deposit may also be required if the credit requirement is not met. Utilities and Services: Tenants are responsible for all utilities, including water, lawn services, electric, and trash. Pest control services are provided quarterly the landlord. Maintenance Responsibilities: No junk cars or permanent living structures are allowed on the property. Any structural modifications or additions must have written approval from the landlord. Use of spare lot next to the home granted with permission. Pre-Qualification and Application: A free pre-qualification application must be fully completed to be considered for the formal application process. If pre-qualification requirements are met, a formal application will follow. There is a one-time non-refundable application fee, processed by a third-party vendor, with no guarantee of approval. No Pets/No Smoking: The property enforces a strict no-pets and no-smoking/vaping policy. Violations may result in eviction. Rent Payment: Rent is due on the 1st of each month, payable via the Rent Redi app. Late fees apply after the 3rd day. Eviction proceedings will begin on the 5th day if payment is not received, with no exceptions.
