Tenant Responsivities: any damage cause by excessive wear and tear (ie bringing glass or sharp items onto pool desk, leaving items inside pool, etc) Pool Use Rules: No diving (above-ground pools are shallow). Guests must be supervised. No glass near the pool area. 4. Utilities & Maintenance Tenant-Paid Utilities: Included in Utilities fee (water, electricity, trash). Tenant will setup own internet account. Landlord Handles: Major repairs (HVAC, plumbing, structural). Major Landscaping as necessary Tenant Handles: Minor maintenance (light bulbs, Mini-split air filters cleaning every 3 months) 5.
