Lease terms

1. Due Date & Late Fees: Rent due on the 1st of the month, with a 5% late fee after 5 days. Payment Method: Zelle, Bank Transfer 2. Security Deposit Deductions: will apply to any negligence which include: wear and tear beyond repair, unpaid Rent, pool damage due to neglected cleanings, pet damage, etc. Return Timeline of security deposit: 21 days after lease ends (per California law). 3. Tenant must Reporting leaks or any appliance issues promptly (within 24 hours). 4. Utilities & Maintenance Tenant-Paid Utilities: Included in Utilities fee (water, electricity, trash). Tenant will setup own internet account. Landlord Handles: Major repairs (HVAC, plumbing, structural). Major Landscaping as necessary Tenant Handles: Minor maintenance (light bulbs, Mini-split air filters cleaning every 3 months) 5. Pet Policy (If Allowed) Pool Safety: No Pets in the pool, Pets must be supervised near the pool. 6. Subletting & Guests Subletting Prohibited without landlord approval. Guest Policy: No long-term guests (e.g., beyond 14 days) without notice. 7. Termination & Renewal Early Termination Fee: 2 months' rent if tenant breaks lease. Automatic Renewal Clause: If lease converts to month-to-month. Notice Period: 30 days for month-to-month, 60 days for year-long leases (CA law). 8. Additional Clauses No Smoking: Prohibit smoking inside the house. Quiet Hours: E.g., 10 PM - 7 AM (to respect neighbors).
