Pool Maintenance & Safety Tenant must make pool accessible for landlord provided pool cleaning, which includes weekly Regular pool cleaning (skimming, chemical balancing, scrubbing). Tenant must Reporting leaks or equipment issues promptly (within 24 hours). Landlord Responsibilities: Major repairs (pump, liner, structural issues). Tenant Responsivities: any damage cause by excessive wear and tear (ie bringing glass or sharp items onto pool desk, leaving items inside pool, etc) Pool Use Rules: No diving (above-ground pools are shallow). Guests must be supervised. No glass near the pool area. 4. Utilities & Maintenance Tenant-Paid Utilities: Included in Utilities fee (water, electricity, trash). Tenant will setup own internet account. Landlord Handles: Major repairs (HVAC, plumbing, structural). Major Landscaping as necessary Tenant Handles: Minor maintenance (light bulbs, Mini-split air filters cleaning every 3 months) 5. Pet Policy (If Allowed) Pool Safety: No Pets in the pool, Pets must be supervised near the pool. 6. Subletting & Guests Subletting Prohibited without landlord approval. Guest Policy: No long-term guests (e.g., beyond 14 days) without notice. 7. Termination & Renewal Early Termination Fee: 2 months' rent if tenant breaks lease. Automatic Renewal Clause: If lease converts to month-to-month. Notice Period: 30 days for month-to-month, 60 days for year-long leases (CA law). 8. Additional Clauses No Smoking: Prohibit smoking inside the house. Quiet Hours: E.g., 10 PM - 7 AM (to respect neighbors).
