LEASE ADDENDUM PROPERTY MAINTENANCE & UTILITIES LEASE TERM This lease agreement shall begin with an initial term of one (1) year. Upon completion of the initial lease term, tenancy may continue through renewal upon agreement between Landlord and Tenant. WATER USAGE Landlord agrees to pay for monthly water and sewer charges up to $150 per month. Tenant understands that normal residential water usage is included within this amount. If the monthly water and/or sewer bill exceeds $150 due to excessive usage, tenant negligence, unauthorized occupants, excessive laundry usage, failure to report plumbing issues, leaks caused by tenant actions, or unusually high water consumption beyond normal residential use, Tenant shall be responsible for the amount exceeding $150. Landlord may provide Tenant with a copy of the water bill when overages occur. Any balance exceeding the $150 allowance shall be considered additional rent and must be paid promptly upon notice. LAWN MAINTENANCE Tenant shall be responsible for maintaining the lawn and exterior grounds throughout the lease term. Grass must not exceed two (2) inches in height at any given time. Tenant shall mow and maintain the lawn regularly and keep the exterior of the property neat and free of debris. SNOW & WEATHER REMOVAL Tenant shall be responsible for snow removal, ice treatment, and maintaining safe walkways, sidewalks, driveways, entrances, and exterior areas during extreme weather conditions in accordance with local requirements. PROPERTY CLEANLINESS & TRASH Tenant agrees to maintain the property in clean, sanitary, and habitable condition at all times. Tenant shall properly dispose of all garbage and recycling and ensure trash is regularly removed from the property in accordance with municipal collection schedules. No Smoking inside home. PARKING Property includes one (1) designated parking space for Tenant use. Additional vehicles or parking arrangements must be approved by Landlord if applicable. UTILITIES Tenant shall be responsible for all utilities unless otherwise stated in writing, including but not limited to electric, gas, internet/cable, and any other utility services associated with Tenant occupancy.
