Lease terms

* First and Last month rent plus $1,000 Security Deposit due at lease signing. LEASE TERMS * Long term tenant desired, but minimum 1 year lease required. * All adults that would be living in the home must be on the lease. Unrelated adults must each complete an application, meet the stated requirements and sign the lease. * Only Service dogs allowed. ESA (Emotional Support Animals) require confirmation of need from medical professional. * Tenant must order gas & electric in their name and keep current on payments. * Tenant is responsible for maintaining the 1-acre yard in good condition (must have lawn mower or hire lawn service). If lawn is not maintained in good condition, landlord will hire service and charge tenant accordingly. * UTILITIES - Landlord provides water and trash pick up, hot water heater and soft water tank. Tenant responsible for providing and regularly adding sufficient salt to the tank OTHER CONDITIONS: * The Property is zoned Agricultural, and no commercial uses are permitted. * Tenants may not use the property for any illegal activity, or any hobbies that would disturb neighbors, such as amplified music outdoors, shooting of firearms on the property (except in defending personal safety) or any other activities that would "disturb the peace". * No smoking is allowed inside the residence. If evidence of smoking is determined, the lease may be terminated, and security deposit will be withheld to cover cost of smoke odor removal * A maximum of 2 motorized items or any equipment - including operating or non-operating cars, trucks, motorcycles, RVs, trailers or boats - may be parked or stored on the property outside of the garage, driveway, and may not be parked in the yard; bicycles, furniture, appliances or other items can not be kept in the yard or on the porches, except appropriate outdoor patio furniture. * Landlord must have access to the field to tend to livestock * No subleasing, renting of a room, short-term rental of the home or any part of the property allowed.
