Lease terms

1. Lease Duration Seeking mid-term tenants for 1 6 months. Flexible arrangements may be discussed. 2. Rent Payment Policy Rent is $8,000/month, due by the 3rd of each month. A $50 late fee applies if payment is not received within 5 days after the due date. Payments accepted via Zelle or Stripe. 3. Security Deposit A $3,000 security deposit is required upon signing. Refundable within 7 days after move-out, less deductions for damages, unpaid rent, or lease violations. 4. Utilities Utilities are negotiable. A $300 electricity and gas cap may be applied if agreed. Any usage beyond the cap may be billed or deducted from the deposit. 5. Maintenance & Repairs Landlord is responsible for major repairs and maintenance unless damage is caused by tenant negligence. Tenant must promptly report maintenance issues. 6. Use of Property Property is strictly for residential use only. 7. Subleasing Subleasing is not permitted without prior written approval. 8. Pets Pets allowed upon approval. A $750 non-refundable pet deposit applies. 9. Inspection Landlord may conduct reasonable inspections with prior notice. 10. Insurance Requirement Tenant is required to maintain renter's insurance throughout the lease term. 11. Quiet Enjoyment Tenant must comply with local noise ordinances. Quiet hours are 10 PM 7 AM. 12. Lease Adjustment Stays shorter than 6 months include a $500/month adjustment. Legal Lease governed by the laws of the State of California and County of San Bernardino. HOUSE RULES: - Electricity and gas cap is just $300 - No shoes inside the property - No Smoking of ANY KIND ($500 Smoking fee will be charged if any signs of smoking inside the property). - NO PARTIES, events, bachelor or bachelorette stays ($500 additional fee will be charged for any signs of parties) - No loud noise or music past 9 PM - Contactless Check-in time is 4PM - 2AM - No Extra/Overnight Guests (If the number of guests doesn't match the stated guests in the reservation, we reserve the right to cancel your reservation) - No Mail Delivered here (unless personally arranged ahead of time) - No Moving / Rearranging of the furniture (unless otherwise specified) - No unplugging of the electronics like TVs, cable boxes, lamps, Roku, etc - Pet damage - case per case + $250 additional charge - Quiet hours from 9 PM to 7 AM
