Lease terms

Rental Terms: The owner pays for all utilities, and the total will be added to the base rent. The City of Tacoma combines water, sewer, and trash into a single bill, which becomes a lien on the property if unpaid. A full breakdown of utility costs will be provided for transparency and fairness. Smoking is strictly prohibited inside the home. Pets are negotiable and must be approved in advance. A refundable pet deposit or monthly pet rent may apply. Rent is due on the first of each month. A late fee may apply after the third day. Guests are welcome, but may not stay more than seven consecutive nights without written permission from the landlord. This is to prevent unauthorized long-term stays or squatting. Subleasing is allowed with prior written approval from the owner. Tenants are responsible for reporting any damage beyond normal wear and tear. Repairs may be deducted from the security deposit if needed. Yard and outdoor maintenance will be the responsibility of the tenants unless otherwise agreed upon. An official lease will be signed upon approval. A security and background check will be required. Screening reports are non-reusable and must be submitted as part of the application process.
