Lease terms

This lease agreement will have a term of 12 months. The agreement may be renewed for additional 12-month periods, subject to prior written agreement between both parties. The tenant must pay a security deposit equal to one month's rent, which will be used to cover any damage to the property or breach of contract. This deposit will be refunded at the end of the lease, less any deductions for damages or unpaid rent. The monthly rent must be paid on the first day of each month. Payments may be made by bank transfer, check, or any other method agreed upon by both parties. The tenant is responsible for basic maintenance of the property, including changing light bulbs and regular cleaning. The landlord will be responsible for major repairs and structural maintenance of the property. The tenant must maintain renters insurance for the duration of the lease, covering their personal belongings and any accidental damage to the property. The property must be used solely as a residence and not for commercial purposes. Any use other than the stated purpose must be approved in writing by the landlord. Smoking is prohibited on the property. Any violation of this policy will result in a $200 fine and possible further action. Any modifications or renovations to the property must be approved in writing by the landlord. The tenant may not make any structural changes without the landlord's prior consent. The landlord has the right to conduct periodic inspections of the property with 24 hours' prior notice to ensure it is maintained in good condition. The tenant is responsible for paying all utilities, including water, electricity, and any other services necessary for the property.
