Lease terms

First month's rent $3,225 Due in full prior to or upon key handover. Covers the first calendar month of tenancy. Last month's rent $3,225 Collected upfront and held by the owner to cover the final month of the lease term. No additional rent payment will be required at move-out. Security deposit $3,225 Held in trust for the duration of the tenancy. Refundable at move-out, subject to a property inspection and deductions for any damages beyond normal wear and tear. Total due at move-in: $9,675 Ongoing responsibilities- Utilities: The tenant is solely responsible for establishing and maintaining all utility accounts, including electricity, gas, water, trash, internet, and any other services. Accounts must be transferred into the tenant's name prior to or on the move-in date. Gardening / landscaping: The owner will arrange and cover the cost of monthy gardening and landscaping services. The tenant is not responsible for lawn maintenance, but is expected to keep outdoor areas tidy between scheduled visits. Application requirements- Credit check Required: All applicants, if selected by Owner, are required to undergo a credit check as part of the approval process. Tenancy is contingent upon satisfactory results. A non-refundable application fee of $48 covers the cost of the credit report and screening. Please note: Stand-alone garage is not included in the lease.
